The Showing Chaos Problem: Keeping Rental Showings Safe and Simple
Post a nice rental in San Diego and your phone will not stop. Texts at 11 p.m., people asking to see it "right now," and applicants who never show up.
It is not unusual for owners to spend entire weekends running back and forth to a property for one showing at a time.
There is also a darker side. Rental scams are common. Scammers copy real listings, pose as the owner, and ask people to wire money before seeing the home. That confusion can reach your listing too.
Here is how to avoid Showing Chaos:
Use Scheduled Showing Windows. Instead of individual showings all week, group them into set open house times. It saves time and creates healthy competition among applicants.
Keep a Sign-In Record. Knowing who walked through your property adds security and makes follow-up easier.
Never Ask for Wired Money. Include a clear statement on your listing that the home is only shown at scheduled times and that you will never ask for a wire transfer. It protects both you and prospective tenants.
The market is fair, but it is not forgiving. Organized showings protect your time, your property, and your future tenant.
Next week, I am going to share the "Placement Question" and the difference between tenant placement and property management.
