The Screening Standard Every San Diego Landlord Needs

Imagine hiring for a job without a job description. You meet each candidate, go with your gut, and hope it works out. Most businesses would never do that.

Yet many landlords choose tenants exactly that way.

A written screening standard protects you in two ways. It helps you choose a qualified tenant, and it proves you treated every applicant the same.

Here is how to build your Screening Standard:

Write It Before You Market. Set your requirements for income, credit, rental history, and background before the first application arrives. Deciding later invites inconsistency.

Apply It to Everyone. Every applicant should be reviewed against the same criteria in the same order. Consistency is your best protection.

Know What California Protects. In California, landlords cannot discriminate based on source of income, which includes housing vouchers. Your standards must be based on legitimate criteria and applied fairly.

The market is fair, but it is not forgiving. A clear screening standard helps you choose the right tenant and protects you from the wrong kind of mistake.

Next week, I am going to share the "Showing Chaos" problem and how to keep rental showings safe, simple, and organized.
