The Placement Question: Tenant Placement vs. Property Management

Some people hire a personal trainer for life. Others hire one for a few sessions to learn the right form, then train on their own.

Both approaches work. It depends on what you need.

Leasing your rental works the same way.

Many San Diego owners assume their only options are doing everything themselves or signing an ongoing property management contract. But there is a middle path: tenant placement.

Here is how to think about the Placement Question:

Property Management Is Ongoing. A property manager typically handles rent collection, maintenance, and tenant communication for a monthly fee, usually a percentage of the rent, for as long as the agreement lasts.

Tenant Placement Is One-Time. Placement covers pricing, marketing, showings, screening, and lease signing. Once the lease is signed, the owner manages the property going forward.

Choose Based on Your Time. If you want a hands-off investment, management may fit. If you are comfortable managing the property but do not want to deal with finding the tenant, placement is often the better choice.

The market is fair, but it is not forgiving. The right choice is the one that matches how involved you want to be.

Next week, I am going to share the "Vacancy Math" that quietly costs San Diego landlords thousands every time a rental sits empty.
