The Move-Up Math: How to Buy and Sell at the Same Time
Moving from one home to another can sound simple on paper: sell the current one, buy the next one, and trade one set of keys for another.
Buying and selling a home is almost never that simple.
Most move-up buyers in San Diego need the equity from their current home to buy the next one. But sellers also need a place to live. The order you do things in shapes your price, your leverage, and your stress level.
Here is how to make the Move-Up Math work:
Sell First, Then Rent Back. Selling first gives you cash in hand and a clean offer on your next home. Many buyers will agree to let you stay in the home for a short period after closing while you find your next place.
Buy First With a Plan. Some homeowners use a bridge loan or a line of credit to buy before they sell. It creates a stronger offer on the new home, but it requires careful planning and the right lender.
Line Up the Lender Before the Listing. Whichever path you choose, talk to a lender first. Knowing exactly what you can afford keeps both transactions on track.
The market is fair, but it is not forgiving. A contingent offer can lose to a clean one, so plan your sequence before you fall in love with the next house.
Next week, I am going to share the "HOA Surprise" that catches condo and townhome sellers off guard.
