The HOA Surprise That Catches Condo and Townhome Sellers Off Guard
Monthly fees can look attractive until the annual maintenance charge, startup fee, and cancellation rules show up in the fine print.
The price may be fine. The fine print is often the surprise.
Condo and townhome sales in San Diego work the same way.
When you sell a home in an HOA, California law requires you to give the buyer a package of HOA documents: the budget, the rules, the financials, and any pending assessments. Buyers read that package closely, and anything unexpected can slow down or derail your sale.
Here is how to avoid the HOA Surprise:
Order HOA Documents Early. The document package can take time and costs money. Requesting it before you list keeps your escrow on schedule.
Know About Special Assessments. If the HOA has approved or is discussing a special assessment, buyers will find out. Knowing first lets you plan how to handle it instead of reacting to it.
Check the Rules Buyers Care About. Rental limits, pet rules, and parking restrictions can make or break a buyer's decision. Know them before you market the home.
The market is fair, but it is not forgiving. In an HOA sale, the documents are part of the product, so review them before your buyer does.
Next week, I am going to share the "Net Sheet Reality" and what actually lands in your pocket after closing.
