The Downsizing Decision: What San Diego Empty Nesters Should Know

Mother's Day weekend always gets families talking about the family home. The kids are grown, the extra bedrooms are full of boxes, and the yard takes more work every year. Somebody at the table always asks, "Have you thought about downsizing?"

For many San Diego homeowners, the answer is yes, but they are not sure where to start.

Downsizing is not just a real estate decision. It is a lifestyle, financial, and tax decision all at once. The good news is that California has made it easier than many people realize.

Here is what to consider before you make the move:

Run the Real Numbers. Your equity, the cost of the next home, moving costs, and what you want to keep in savings all belong in one plan. The right move is the one that fits your life, not just the sale price.

Know Your Property Tax Options. Under Proposition 19, homeowners 55 and older can generally transfer their property tax base to a replacement home anywhere in California, up to three times. For long-time owners, that can protect a very low tax bill. Confirm the details with a tax professional.

Plan the Move Before the Sale. Decide where you are going before you list. Knowing your next step keeps you from rushing a decision under pressure.

The market is fair, but it is not forgiving. The homeowners who downsize well are the ones who plan it on their own schedule.

Next week, I am going to share the "Move-Up Math" for homeowners trying to buy and sell at the same time.
