The Neighbor Effect: How the Homes Around Yours Set Your Price

On a busy San Diego block, two shops can sit side by side and draw very different crowds. One may have a line out the door while the other sits empty, even with nearly the same menu and food.

People rarely judge one option on its own. They judge it against what is right next door.

Buyers shop for homes in San Diego exactly the same way.

Most sellers think about their home in isolation: the upgrades they made, what they paid, what a neighbor mentioned at a barbecue. But buyers never see your home alone. They see it next to every home they toured that weekend and every home that sold down the street last quarter.

Here is how the Neighbor Effect shapes your sale price:

Active Listings Are Your Competition. The homes for sale near you right now are the shelf your home sits on. If a comparable home down the street offers more for less, buyers will notice before they ever walk through your door.

Pending Sales Show What Buyers Want Right Now. Homes that just went under contract are the best current data available. They show which features buyers are choosing and what they are willing to pay today, not six months ago.

Recent Sales Set the Ceiling. When a buyer's lender orders an appraisal, the appraiser leans on recent nearby sales. Price too far above them, and even a willing buyer may not be able to close at your number.

The market is fair, but it is not forgiving. The sellers who get the strongest offers know exactly where their home sits among its neighbors before it ever goes live.

Next week, I am going to share the "Photo Problem" that costs sellers showings before a buyer ever sets foot inside.
