The Absentee Owner Question: Managing a San Diego Property From Afar

Many San Diego property owners no longer live here. Some moved for work, some retired somewhere cheaper, and some inherited a home. The common challenge is managing a property from hundreds or thousands of miles away.

Owning a San Diego home from out of state can be a smart long-term investment. But distance makes every small issue bigger.

Here is what every absentee owner should think about:

Know Your Local Rules. California has some of the most detailed rental laws in the country, including rent increase limits for many properties. Rules change, and staying current is part of owning here.

Have Boots on the Ground. Repairs, showings, and emergencies do not wait for your next visit. A reliable local team makes owning from a distance manageable.

Ask the Long-Term Question. Every few years, ask yourself whether you want to hold, sell, or add more property. Your life changes, and your plan should too.

The market is fair, but it is not forgiving. Owning from afar works best when the right people and plans are in place before something goes wrong.

Next week, I am going to share the "Tenant-Occupied Sale" and what to know about selling a home with tenants still living in it.
