The Rent or Sell Question: Should You Keep Your Home as a Rental?
Many homeowners reach a crossroads when they move and wonder whether to keep their current home as a rental. The idea can sound simple: let the rent cover the costs. Then the less obvious questions surface, like what happens when the water heater goes out or the unit sits empty for a month.
That is when the decision gets more complicated.
Keeping your home as a rental can be a great move. But it is a business decision, and it deserves business math.
Here is how to answer the Rent or Sell Question honestly:
Run the Cash Flow Honestly. Start with the rent, then subtract the mortgage, HOA, insurance, taxes, repairs, and a few weeks of vacancy between tenants. The number that is left is your real return.
Watch the Tax Clock. If you sell your primary residence, you may be able to exclude a large part of your gain. But once you have been out of the home for more than three years, that benefit can disappear. Talk to your CPA before you decide.
Decide If You Want to Be a Landlord. Screening tenants, handling repairs, and following California's rental laws take time. Some owners love it. Others realize it is a second job they never wanted.
The market is fair, but it is not forgiving. The right choice depends on your numbers and your life, not just on what feels safest today.
