The Relocation Timeline: Selling in San Diego When You Are Moving Away

San Diego summers are moving season. Military families are receiving orders, job transfers are kicking in, and many families are trying to settle before the school year starts.

A relocation sale is different from a normal sale. You are often on a hard deadline, and sometimes you are managing the sale from somewhere else entirely.

The sellers who struggle are the ones who start planning after they get the date. The sellers who do well start the moment the move becomes a possibility.

Here is how to plan a relocation sale:

Work Backward From Your Move Date. Prep, photos, time on market, escrow, and closing all take time. Map your timeline from your move date back to today, and build in a cushion.

Decide If You Will Sell Before or After You Leave. Selling while you are still in town is simpler. Selling after you leave is possible, but it requires a plan for showings, repairs, and signing documents from a distance.

Consider Renting It Out. For military families especially, keeping the home as a rental can make sense if you plan to return. Run the numbers before you decide.

The market is fair, but it is not forgiving. A moving deadline does not have to force a rushed sale if you plan ahead.

Next week, I am going to share the "Investor Offer" and what to know before you accept a quick cash deal.
