The First Week Window: Why Your Listing's First Seven Days Matter Most
A new coffee shop can draw a crowd on opening weekend. Two weeks later, with the same coffee and the same shop, customers may walk right up to the counter.
Nothing about the coffee changed. The excitement did.
Listings work exactly the same way.
The day your home hits the market, it lands in every matching saved search at once. Agents with waiting buyers book showings immediately. That first week is when attention, urgency, and competition are at their peak. After that, your home slowly becomes "the one that has been sitting."
Here is how to make the most of your First Week Window:
Launch Ready, Not Almost Ready. Photos, pricing, disclosures, and showing instructions should all be finished before day one. A half-ready launch wastes your best week.
Price for the Launch. A home priced right creates competition in week one. A home priced to "test the market" spends its best week learning an expensive lesson.
Watch Days on Market Like a Clock. Every day past the local average, buyers start wondering what is wrong. The longer it sits, the more leverage shifts to them.
The market is fair, but it is not forgiving. You only get one debut, and buyers pay the most when your home is new.
Next week, I am going to share the "Repair Trap" that has sellers spending money on all the wrong fixes.
